12/5/24 – Let’s Prepare for a Successful 2025

How many of these sayings have you heard?

  1. “Knowledge is power.”
  2. “It’s not what you know; it’s who you know.”
  3. “Success is where preparation and opportunity meet.”
  4. “Your network is your net worth.”
  5. “In the middle of difficulty lies opportunity.”
  6. “The more you learn, the more you earn.”
  7. “It’s not about having all the answers but knowing where to find them.”
  8. “The people who influence you are the people who believe in you.”

 

As we wrap up the year and start thinking about how to grow our businesses in 2025, these sayings can serve as guiding principles. My goal with this blog is to help you stay informed and give you tools to improve your business - understanding loan programs, navigating insurance, or handling tricky situations like litigation.

In return, I hope you’ll think of me when you or your clients need a loan officer who’s as invested in your success as you are. Let’s break these phrases into actionable strategies for a successful year ahead.

 

Build Your Knowledge Base (#1)

The first step to growing your business is staying educated. Understanding the latest loan programs, market trends, and financial tools can give you a significant edge. My blogs aim to simplify this by distilling complex information into actionable insights.

 

Grow Your Network (#2 & #4)

Your network is key to your success. Think about the people who could elevate your business:

  • Business owners
  • Trust or divorce attorneys
  • Financial planners
  • Relocation companies

When was the last time you made a new connection? Add this to your New Year’s resolutions! The stronger your network, the more opportunities will come your way.

 

Prepare for Opportunity (#3 & #6)

Once you’ve built knowledge and expanded your network, it’s time to prepare for the opportunities coming your way. Whether it’s a big client meeting or a chance to secure a valuable referral partner, being prepared ensures you’ll make the most of it.

 

Find Opportunity in Challenges (#5)

The real estate market has been challenging, but success is still within reach. Complex markets often reveal opportunities for those willing to put in the work. Knock on doors, make calls, and stay persistent. Success comes to those who don’t give up.

 

Build a Strong Team (#7)

You don’t need all the answers; you need to know where to find them. Surround yourself with a solid team - your broker, loan officer, and escrow officer - who can answer 95% of your questions. You’ll feel confident tackling any challenge when you have the right team supporting you.

 

Believe in Yourself (#8)

Hard work, determination, and focus are the foundation of success in this industry. If you’re putting in the effort - at least 30 focused hours a week - you’re already on the right track. Celebrate your wins, learn from your mistakes, and know others believe in you. Your broker sees your potential, and so do I.

Interest rates are a tad better this week! Better, but not great, but I will take a little better every week.         

  • 12-day escrows if your buyer is pre-approved - Conventional / FHA / Jumbo / Bridge
  • We do loans in all states, so call me with anything you need.  
  • Government Loans (FHA / VA/ USDA) are in the 5’s and 6’s.
  • Conventional Loans up to $806,500.00 are in the 6’s
  • High Balance Loans $806,501 – $ 1,209,750.00 are in the 6’s
  • Jumbo loans above $1,209,750 are in the mid to high 6’s
  • Bank statement loans - They are available with 10% down again, and larger down payments are in the 6’s.
  • Profit and Loss Statement loans – 20% down – You don’t need bank statements, just a profit and loss statement!
  • 0 down loans are in the high 6’s – 620 credit score min right now, up to $1,250,000.00.
  • Private Money lenders - Hard Money Loans – 35% down!
  • No Ratio Loans 30% down
  • DSCR – Debt Service Coverage loans with as little as 15% down
  • Bridge Loans - typically 7.99% with limited fees – and they get you where you need to go!
  • 3/2/1 Buydowns 2/1 Buydowns and 1/0 Buydowns are available at great start rates!

Good News / Condos – Village Walk – They just renewed their insurance policy, with a $25,000 deductible per unit. Still, the maximum deductible shall not exceed 5% of the total limit of insurance! Doing this to every policy would be a Christmas miracle!

 

Bad News on Condos – NA

All other naughty condos have been moved to MikeMeena.com. I will post updates here, but all the information on the naughty list is on my website. Just go there and click about, and you will find our most updated list.
