6/14/24 – Little Loan Tidbits Today

Happy Father’s Day a few days early to all the dads! We really get special treatment, as I get to attend a Graduation Sunday for Father’s Day! Tell me they could do that to Mother’s Day and not get a backlash! LOL!

I will touch on a few things that may help you when you speak with clients.

 

  • Capital Gains: If you purchased a house 20 years ago and you are above your $250/$500K exemption, how can you avoid a taxable event? Remember all your “improvements” after purchasing your house; you don’t have to hold records for 20 years!
  • 1031 Exchange: If you are selling a property but want to withdraw money before making “improvements,” you can do that! Remember that you have to buy for at least as much as you sell to avoid taxes on the new property, so getting cash before you sell is often a wise move.
  • If you have a buyer who has changed jobs or careers, they may still be able to qualify for a loan immediately!
  • A self-employed buyer can qualify for a mortgage after filing one full year of taxes - they do not always need to be self-employed for two years!
  • We have to run the credit of a non-borrowing spouse on FHA and VA loans, but we do not have to run the credit of a non-borrowing spouse on a conventional loan.
  • VA buyers who are not married will have to put down 12.5% and qualify for at least half of the mortgage. Get married and then do an annulment after we close escrow if you want to do 0 down! LOL! Or you could get married and stay married?
  • Non-QM is not non-warrantable! Some non-QM lenders do non-warrantable condos, but 95% of all non-QM lenders will not do Non-Warrantable condos!
  • A buyer going from W-2 to 1099 is not good, and we will not be able to use their income in most cases, but a buyer going from 1099 to W-2 can usually get financing.
  • It can take a lot of work to determine the income of a part-time employee. We usually average the income over two years, and if the borrower is not employed for two years, determining the income becomes even more challenging.

But wait, there’s more!

 

Interest rates are much better this week. Inflation is seemingly lower, and employment is not as strong as it was a month ago. The Fed announced only one rate cut planned for 2024 and five rate cuts planned for 2025. Let’s see if that holds, and if it does then we could see 4’s in 12-18 months.

  • 12-day escrows if your buyer is pre-approved - Conventional / FHA / Jumbo / Bridge
  • We do loans in all states, so call me with anything you need.  
  • Government Loans (FHA / VA/ USDA) are in the high 5’s and low 6’s
  • Conventional Loans up to $766,550.00 are in mid to-high 6’s
  • High Balance Loans $766,550.01 – $ 1,149,825.00 are high 6’s and low 7’s
  • Jumbo loans above $1,149,625 are in high 6’s and low 7’s
  • Bank statement loans - They are available with 10% down again! 7’s to 9’s depending on down and credit score.
  • Profit and Loss Statement loans- You don’t need bank statements, just a profit and loss statement!
  • No income qualifier – 40% down with reserves! In the 8’s!
  • 0 down loans are in the high 7’s – 660 credit score min right now, up to $793,000.00.
  • Private Money lenders - Hard Money Loans – 35% down!
  • No Ratio Loans 30% down
  • DSCR – Debt Service Coverage loans with as little as 15% down
  • Bridge Loans - typically 7.99% with limited fees – and they get you where you need to go!
  • 3/2/1 Buydowns 2/1 Buydowns and 1/0 Buydowns are available at great start rates!

Condo Update?  

Cameo Woods HOA - Per the litigation disclosure, the association is being sued by a homeowner for water heater damage and discrimination, and the damage is still ongoing. We received confirmation that the HOA’s insurance agency is not covering the lawsuit, and the claim was denied due to the nature of the complaint.

 

Condo / Townhome – issues we know of now. Properties can be financed with 10% down and are considered NON-WARRANTABLE:

  1. American Beauty Condos – The brown ones – Insurance – 50 Mil in coverage for 748 units is not nearly enough!
  2. American Beauty Gardens: 19% delinquency on special assessments due. 19% are 60 days or more late! We can do with 5% down, but others can’t!
  3. American Beauty Village: On Fannie’s List. Per Fannie, this project needs critical repairs and may have conditions such as material deficiencies and significant deferred maintenance. This project’s master insurance policy deductible exceeds the allowable limit
  4. Bouquet Canyon Village is on Fannie’s list! Per Fannie – This project’s master insurance policy coverage does not meet the requirements
  5. Bridgewater, Emeryville - On Fannie’s list!
  6. Brookside Walk – Insurance –
  7. Cabrini Villas, Burbank - On Fannie’s list!
  8. Calla and Rowan – 27513 Illumination – Fannie Mae Approval expired – New Construction.  See Blog on 5/7/2024

  34. West Creek Condos and Townhomes: On Fannie’s List. Per Fannie, this project’s master insurance policy coverage does not meet the requirements in the Selling Guide!
