8/20/2024 – New Employment

I hope you had a wonderful weekend, and I hope this week is crazy good for your business. I always get called when a buyer changes jobs, and people wonder how long they have to wait to purchase a new home. We usually answer that question with another question. How are you paid in your new job, and is the income consistent? If a buyer gets a new job that is salaried in the same field or full-time 40 hours a week in the same field, then there are no issues. If the buyer is starting a new job and not working 40 hours a week, it will be tough to qualify them immediately until we can see a pattern of how they are paid.

 

Overtime – We can use overtime if the buyer had overtime on the old job. Over time, the average will be between the old and new jobs, but it is very touchy as we have a small sample size for the purchase.

Bonus – Another touchy one. We will average that as long as they receive a bonus at their old job. Remember that a signing bonus is a one-time event and cannot be used as income.

Commissions – These, again, will be tricky to use at a new employer. You must show that you earned a commission from the prior employer before using the commission with your new employer. Many commission earners receive a small salary and then a commission, and sometimes, starting at a new company will give them a signing bonus, and then commissions start 90 days after they get going. These can be rough!

Family Employment – Switching to Family Employment can be a little rough! If the job and income are consistent with the job the buyer did prior, then there should not be an issue. If the income goes from $70K at the old job to $130K at the new job, don’t expect us to use the new income.

Interest rates are a little better today, and there is no economic news in the immediate future that will seemingly move the marker.  

  • 12-day escrows if your buyer is pre-approved - Conventional / FHA / Jumbo / Bridge
  • We do loans in all states, so call me with anything you need.  
  • Government Loans (FHA / VA/ USDA) are in the high 5’s and low 6’s
  • Conventional Loans up to $766,550.00 are in low to mid 6’s
  • High Balance Loans $766,550.01 – $ 1,149,825.00 are mid to high 6’s
  • Jumbo loans above $1,149,625 are in high 6’s
  • Bank statement loans - They are available with 10% down again! 7’s to 9’s depending on down and credit score.
  • Profit and Loss Statement loans- You don’t need bank statements, just a profit and loss statement!
  • No income qualifier – 40% down with reserves! In the 8’s!
  • 0 down loans are in the high 6’s – 620 credit score min right now, up to $1,191,000.00.
  • Private Money lenders - Hard Money Loans – 35% down!
  • No Ratio Loans 30% down
  • DSCR – Debt Service Coverage loans with as little as 15% down
  • Bridge Loans - typically 7.99% with limited fees – and they get you where you need to go!
  • 3/2/1 Buydowns 2/1 Buydowns and 1/0 Buydowns are available at great start rates!

Bad news – Condo Update?  

13801 Hoyt Village LLC – 26 units and 14 are owned by one entity!

 

Condo / Townhome – issues we know of now. Properties can be financed with 10% down and are considered NON-WARRANTABLE:

  1. American Beauty Condos - The brown ones - Insurance: 50 Million in coverage for 748 units is not nearly enough!
  2. American Beauty Gardens: 19% delinquency on special assessments due. 19% are 60 days or more late! We can do with 5% down, but others can’t!
  3. American Beauty Village West: On Fannie’s List. Per Fannie, this project needs critical repairs and may have conditions such as material deficiencies and significant deferred maintenance. This project’s master insurance policy deductible exceeds the allowable limit.
  4. Bella Ventana – $50,000 deductible per unit is naughty.
  5. Bouquet Canyon Village – 50K deductible per unit is naughty!
  6. Bridgewater, Emeryville - On Fannie’s list!  Insufficient Insurance
  7. Brookside Walk – Insufficient Insurance
  8. Cabrini Villas, Burbank - On Fannie’s list!  Insufficient Insurance
  9. Calla and Rowan – 27513 Illumination – Fannie Mae Approval expired – New Construction.  See Blog on 5/7/2024
  10. Cameo Woods HOA - Per the litigation disclosure, the association is being sued by a homeowner for water heater damage and discrimination, and the damage is still ongoing. We received confirmation that the HOA’s insurance agency is not covering the lawsuit, and the claim was denied due to the nature of the complaint.
  11. Canyon Village – Reserves and 10% of the dues not going to reserves!
  12. Canyon Oaks – Insurance On Fannie’s list!
  13. Casa Marabella – 13951 Sherman Way, Van Nuys -On Fannie’s list!
